Parking
Many residential blocks are permit zones. Adding your zone to your City Sticker costs $25 to $35 a year (the City Clerk’s City Sticker page lists $25 and its zone parking FAQ lists $35), on top of a $105.18 sticker for a passenger car in 2026. Guest passes are $15 for a sheet of 15. Check your block with the Clerk’s zone lookup before you sign a lease if you’ll have a car. More in our Chicago parking guide.
Property taxes and home prices
Pilsen is in West Chicago Township. Bills here moved sharply after the 2021 reassessment: the Lower West Side median bill rose from $4,964 to $7,239 for tax year 2021 (WBEZ). Citywide, the median Chicago homeowner bill for tax year 2025, mailed in August 2026, was $4,597, up 3.2% (Cook County Treasurer).
The Assessor’s 2024 report put Lower West Side median sale prices at $345,000 for a single-family home, $400,000 for a condo and $573,000 for a multi-unit building (Cook County Assessor, 2024 Chicago report). Two-flats and three-flats are common here, and rent from the other units can help an owner cover the mortgage and taxes. For how bills are set and how to appeal, see our property tax guide.
Affordable housing programs
Since 2018, large new developments in Pilsen and Little Village must set aside 20% of units as affordable, up from the 10% citywide rule at the time (City of Chicago). The Resurrection Project is building 76 affordable apartments at 18th and Peoria (The Resurrection Project), with construction slated for 2027 (Hoodline).
