Key takeaway: A one-bedroom in Humboldt Park rents for about $1,350 to $1,875 a month in fall 2026, two-bedrooms about $1,585 to $1,975, and the 207-acre park at its center has lagoons, a boathouse and miles of paths, all free.
Humboldt Park sits west of Wicker Park and Ukrainian Village, around the park of the same name, with Division Street’s Paseo Boricua running through it. Rents and home prices are among the most reasonable this close to downtown. Here’s what it costs.

The park
Humboldt Park, the park, covers about 207 acres with lagoons and a landmark boathouse (Humboldt Park), plus about 30 acres of natural areas open dawn to dusk at 1400 N. Sacramento Ave. (Chicago Park District).
Parking
Many residential blocks are permit zones. Adding your zone to your City Sticker costs $25 to $35 a year (the City Clerk’s City Sticker page lists $25 and its zone parking FAQ lists $35), on top of a $105.18 sticker for a passenger car in 2026. Guest passes are $15 for a sheet of 15. Check your block with the Clerk’s zone lookup before you sign a lease if you’ll have a car. More in our Chicago parking guide.

The city also approved turning the former Pioneer Bank building into about 85 affordable apartments and a library branch (Hoodline).
